These Terms and Conditions ("Terms") govern your access to and use of our website [https://robbins-pest.com] and our pest control services (collectively, the "Services"). By using our website, requesting a quote, scheduling pest control services, or communicating with our representatives, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, please do not use our Services.

Our Services are intended for users who are 18 years of age or older.

 


 

1. SERVICES AND SERVICE DEFINITIONS

1.1 General Definition

"Services" means all pest control, inspections, monitoring, remediation, exclusion work, treatments, subscriptions, equipment deployment, installation, maintenance, and any related or ancillary services provided by Robbins Pest, as described in the applicable estimate, service agreement, or work order.

Services are defined by the specific service type selected by the Customer and documented in the service agreement, estimate, or work order. The following definitions apply to the respective service types offered by Robbins Pest. This list is not exhaustive and may be updated as new services are introduced.

 


 

1.2 🚫 Termite Disclaimer

Robbins Pest does NOT provide termite inspection, treatment, monitoring, or control services of any kind. We do not treat for subterranean termites, drywood termites, or any other wood-destroying organisms (WDOs). Customers requiring termite services should contact a licensed termite specialist. Any reference to termites or wood-destroying organisms in our general marketing materials or website is for educational purposes only and does not indicate that we offer these services.

 


 

1.3 General Pest Control

Description: Scheduled treatments for the control and prevention of common household pests limited to the structure of the building. Services do not extend to the entire property unless otherwise specified in your service agreement.

Covered Pests: Ants, cockroaches (excluding German cockroaches), spiders, silverfish, earwigs, crickets, centipedes, millipedes, and other occasional invaders as specified in the service agreement.

Service Frequency: As defined in the service agreement (e.g., monthly, bi-monthly/60-day, quarterly).

Inclusions (Structural Focus):

  • Perimeter treatment of the building's exterior foundation and entry points
  • Interior treatment of baseboards, cracks, and crevices as needed
  • Treatment of patios, entry points, windows, and accessible first-story eaves (at the technician's discretion when spider activity necessitates it)
  • Limited dewebbing as defined in Section 1.4 below

Exclusions (Services NOT Covered by General Pest):

The following are considered extra or add-on services and are not covered under General Pest Control unless specifically added under the "Notes" section of your contract agreement:

  • Flying insects
  • Fleas and ticks
  • Indoor rodents (mice and rats)
  • Squirrels
  • Bed bugs
  • German cockroaches
  • Carpet beetles
  • Bees and wasps
  • Gophers
  • Removing dead animals
  • Live trapping
  • Carpenter ants
  • Full-property dewebbing (see Section 1.4)
  • Pests originating from neighboring properties
  • Conditions conducive to pests that remain unaddressed by the Customer

 


 

1.4 Dewebbing Services

Included in General Pest Control (Standard Scope):

Dewebbing is limited to the structure of the home and includes the following accessible areas:

  • Entry points
  • Windows and doors
  • Patios
  • Patio furniture
  • Patio BBQs and BBQ islands
  • Accessible first-story eaves (at technician's discretion)

Not Included in General Pest Control (Additional Service):

Dewebbing does not include the following, which require a separate quoted service:

  • Fences
  • Gazebos
  • Vehicles
  • Children's toys and playsets
  • Piles of miscellaneous items or clutter
  • Trampolines
  • Other non-structural or non-patio related items

Courtesy Dewebbing:

Technicians may, at their discretion, perform limited courtesy dewebbing for non-covered items if time allows within their scheduled service window. This is a courtesy and does not constitute an ongoing obligation or guarantee that these areas will be serviced at every visit.

 


 

1.5 Service Durations, Documentation & Technician Time

Clock In/Out:

Our technicians clock in and out of every service visit. Service durations are based on the frequency of your service plan and include all on-site work, documentation, and reporting.

Standard Service Durations (Including Documentation):

Documentation:

Technicians are allocated 5 minutes of the total service duration for documentation. This includes:

  • Recording detailed notes of what was completed during the service
  • Listing the specific products used
  • Describing the method of application

A complete copy of this service report will be emailed to you after each visit.

Time Overages for Covered Services:

If a covered service requires more time than the standard duration due to unforeseen circumstances, there is no additional charge to the Customer for the extra time required.

 


 

1.6 Additional / Non-Covered Services (Add-Ons)

Adding Services to Your Agreement:

Non-covered services (as listed in Section 1.3 Exclusions) may be added to your contract by:

  • Explicitly adding them under the "Notes" section of your original contract; or
  • Adding them after the contract is completed, with the cost structured into the service rate.

Adding these services will increase the technician's time allocated to your service address.

Add-Ons Requested on the Day of Service:

If you request a non-covered service at the time of your scheduled appointment:

  • Completion cannot be guaranteed on that same day, as technicians must honor other scheduled appointments.
  • If the technician has extra time available, they may quote the additional work on-site.
  • Provided the extra work does not require a separate trip, we can complete non-covered services at a rate of $35 per 15 minutes of additional time.

Rescheduling and Warranty Impact:

Many non-covered services (e.g., rodent control, German cockroach eradication, bed bug treatments) are time-sensitive. Rescheduling appointments outside the agreed-upon timeline may:

  • Constitute a loss of warranty for that specific service; and
  • Require additional service costs to complete the treatment protocol.

 


 

1.7 Specific Extra Service Protocols

The following non-covered services are quoted separately and follow specific treatment protocols:

Bed Bug Treatment:

  • Normally completed using a heat treatment method.
  • Quote includes preparation instructions; failure to follow these may void the warranty.

German Cockroach Treatment:

  • Standard protocol includes a flush treatment followed by a follow-up service (bundled into one service fee).
  • For heavy infestations, a second flush and an additional follow-up may be required.

Indoor Rodent Control (Mice and Rats):

  • Mice: Standard protocol requires 3 services to resolve the issue.
  • Rats: Standard protocol requires 4 services to resolve the issue.
  • These services are time-sensitive; rescheduling may void the warranty and require additional fees to complete the treatment.

 


 

1.8 Service Add-Ons (General List)

Additional services may be added to any service agreement for an additional fee. Add-ons are quoted separately and may include:

  • Full-property dewebbing
  • Indoor rodent control (mice/rats)
  • Bed bug heat treatments
  • German cockroach eradication
  • Flea and tick yard treatments
  • Gopher control
  • Live trapping (squirrels, etc.)
  • Dead animal removal
  • Attic insulation removal and replacement
  • Crawl space encapsulation

     

 


 

1.9 Amendments to Service Definitions

Robbins Pest reserves the right to update these service definitions as new services are introduced or existing services are modified. Updated definitions will be posted on our website at robbins-pest.com/terms-and-conditions. Customers with active service agreements will be notified of material changes that affect their specific service type.

 


 

2. CUSTOMER OBLIGATIONS

By scheduling or receiving our Services, you agree to:

  • Provide Accurate Information: Provide full name, contact phone number, email address, service address, and any other information requested. You must also disclose any pest history, site access issues, and relevant hazards or constraints.
  • Grant Access: Provide our technicians safe and unobstructed access to all areas that require inspection or treatment.
  • Secure Pets: Customer agrees to ensure all pets are securely confined inside the home or safely removed from the service areas for the duration of the visit so that services can be safely completed.
  • Follow Instructions: Follow all pre-treatment and post-treatment instructions we provide (e.g., vacating rooms, clearing areas, sealing food, covering aquariums, securing pets, observing re-entry intervals). All pesticide applications follow the product label, which is the law; you agree to comply with label-based re-entry intervals and safety guidance.
  • Disclose Sensitivities: Inform us in advance of any special sensitivities (e.g., allergies, respiratory issues, pregnancy) or specific site conditions.

Failure to comply with these obligations may void guarantees or service commitments and may result in fees as described in Section 3.

 


 

3. SERVICE TERM, SCHEDULING & ARRIVAL PROTOCOL

3.1 Service Term

This agreement is for a 1-year term for the pest control services listed below, with scheduled dates. It is Robbins Pest Control's responsibility to schedule services at a frequency per this contract agreement close to the time that the technician will be available in your area. Service appointments will be automatically generated and sent to you 1 week ahead of the service date via automatic text message alerts to your phone on file. We keep all appointments unless told otherwise.

3.2 Auto-Service & Arrival Protocol

The automated system does not require your service confirmation; we work off reschedules through the customer contacting us by text, email, or calling our main office. Upon arrival, the technician will attempt to make customer contact by knocking on the door. By signing this contract, you agree that Robbins Pest Control can complete service without contact or explicit confirmation unless you have specifically requested a permanent account note stating: "Do not service unless customer is home."

3.3 Notifications & Rescheduling

There are two automated notifications sent out: the first is sent 1 week before the service, and the second is sent 2 days before the service. Simply texting back if you cannot keep that date will generate communication with Robbins Pest Control staff to reschedule a day that works for you.

3.4 Same-Day Cancellations & Rescheduling Fees

Cancellations or reschedule requests made on the same day as the scheduled service will bill a cancellation fee equal to 50% of the service cost if it becomes a consistent issue.

Definition of Consistent Issue:

A consistent issue is defined as:

Service FrequencySame-Day Cancellations/Reschedules (Last 12 Months)
Monthly4 or more occurrences
Bi-Monthly (60-day)2 or more occurrences

How It Works:

  • The first few same-day cancellations or reschedules may be waived as a courtesy.
  • Once the threshold is reached (4 for monthly, 2 for bi-monthly within a 12-month rolling period), a 50% cancellation fee will be applied to each subsequent same-day cancellation or reschedule request.
  • The fee is capped at $50.00 per occurrence (Exception to Bed Bugs heat treatment which is 25% the contract value).

Example: If you are on a monthly plan and have already cancelled or rescheduled on the same day 4 times in the last 12 months, your 5th same-day cancellation will incur a fee of 50% of the service cost (capped at $50).

Bed Bugs: There are no exceptions to same day cancelation and no occurrence forgiveness as detailed above due to a specialty truck and it being an 8-hour service. 

3.5 Access & Pet Security Requirements

It is the Customer's responsibility to provide clear and safe access to the service areas on the day of scheduled treatments (e.g., ensuring gates are unlocked or access codes are provided). Customer agrees to ensure all pets are securely confined inside the home or safely removed from the service areas for the duration of the visit so that services can be safely completed. If Robbins Pest Control is unable to complete the scheduled service due to locked gates, uncooperative access, or unsecured pets, the service will still be billed at the standard rate in order to maintain the contract performance agreement.

3.6 Frequency Maintenance Policy

Customer agrees to adhere to the agreed-upon Robbins Pest Control service frequency. If customer-initiated reschedules extend up into the next scheduled service frequency period, the customer will be billed a service fee equal to the standard service rate in order to keep the contract performance agreement active.

Fee Cap: The total amount of frequency maintenance fees billed per occurrence is capped at $50.00. This fee applies each time a customer-initiated reschedule causes the service to extend into the next scheduled frequency period.

Example: If you are on a monthly service plan and you reschedule your service so many times that it pushes your appointment into the following month's service window, a frequency maintenance fee (up to $50) will be applied to your account.

3.7 Company Rescheduling

We reserve the right to reschedule any appointment due to emergencies, hazardous conditions, weather, or other unforeseen circumstances.

 


 

4. PRICING, ESTIMATES & PAYMENT

  • Estimates: Any estimate or quote provided is based on information available at the time and is not a final price. If actual site conditions differ materially from those assessed (e.g., hidden damage, severity of infestation, access issues), we will discuss changes before proceeding.
  • Quote Validity: Quotes are valid for [30] days unless otherwise stated.
  • Payment Terms: Customer agrees to pay for services when rendered.
  • Recurring Plans: If you enroll in a recurring service plan, you authorize us to charge your selected payment method according to the plan terms.
  • Card on File: Customer is required to maintain a valid, active credit or debit card on file for the entire duration of this active contract.
  • Extra Services: Non-covered services added on the day of service are charged at a rate of $35 per 15 minutes, as detailed in Section 1.6. Time overages for covered services are not charged.
  • Late Fees: Any invoice left unpaid for over 30 days past due will incur a $10.00 late fee**, and an additional **$10.00 late fee will be applied if the invoice reaches 60 days past due.
  • Collections: Unpaid balances may be referred to a collections agency. You agree to pay reasonable costs of collection, including attorney fees, where permitted.

 


 

5. CONTRACT CANCELLATION & DELINQUENCY

5.1 Early Contract Cancellation

If the customer chooses to cancel this 1-year contract early, they will be billed a cancellation fee equal to 50% of the remaining contract balance.

5.2 Automatic Delinquency Cancellation

If an account goes 60 days past due without any customer contact or an official promise-to-pay plan put in place, Robbins Pest Control will automatically cancel the contract. Upon this delinquency cancellation, the customer will be immediately billed for:

  • All current outstanding invoices
  • 50% of the remaining balance of the contract
  • All accrued late fees

5.3 Credit Bureau Reporting

By signing this agreement, the Customer acknowledges and agrees that any account balance remaining unpaid and past due for over 60 days will be formally reported to national credit bureaus, which may negatively impact the customer's credit score.

5.4 Termination or Refusal of Service by Company

We reserve the right to refuse or discontinue service at our discretion if:

  • Conditions are unsafe
  • Payments are not made
  • Customer cooperation is not maintained
  • You breach these Terms

Any prepaid services terminated due to unsafe conditions or policy violations may be forfeited.

 


 

6. SERVICE GUARANTEE & WARRANTY

  • Limited Guarantee: We stand behind the quality of our services. Certain treatments may include a limited guarantee or retreatment period, as specified in your service agreement.
  • Guarantee Conditions: Guarantees apply only to the original service address and for the period specified. Guarantees do not apply where:
    • Instructions are not followed
    • Conditions conducive to pests remain unaddressed (e.g., leaks, entry points, sanitation issues)
    • Third parties alter treated areas
    • Pest activity originates from neighboring properties
  • Warranty Between Services: Your warranty covers significant issues within the scope of our standard service. This includes a sudden heavy spider invasion (not just a couple of webs) or bugs trailing into the home and surviving treatment. Please contact us immediately if such issues arise.
  • Time-Sensitive Service Warranty: For non-covered services such as indoor rodent control (mice/rats), bed bug treatments, and German cockroach eradication, the warranty is contingent upon adherence to the scheduled treatment timeline. Rescheduling these appointments may void the warranty and may require additional services at the Customer's expense to complete the treatment protocol.

 


 

7. LIMITATION OF LIABILITY

To the fullest extent permitted by law:

  • No Warranty on Results: While we aim to provide effective pest control, we do not guarantee complete elimination of pests in all cases, unless explicitly stated in a service agreement.
  • Liability Cap: Our total liability to you for any claim (whether in contract, tort, or otherwise) shall not exceed the total fees you paid for the particular service at issue.
  • No Consequential Damages: We shall not be liable for any indirect, incidental, special, punitive, or consequential damages — including loss of property, health, business interruption, or other losses — arising from our services or use of our website.
  • Mold/Fungus Disclaimer: We are not responsible for personal injury or property damage resulting from the presence, disruption, or dispersal of mold, mold spores, mildew, or fungi, even if we inadvertently cause such disruption by our inspection or treatment.
  • Force Majeure: We shall not be liable for any delay or failure in performing services due to any cause beyond our reasonable control.

 


 

8. INDEMNIFICATION

You agree to indemnify, defend, and hold harmless Robbins Pest, its affiliates, officers, directors, employees, and agents from any claims, damages, liabilities, and expenses (including reasonable attorney's fees) arising from your breach of these Terms, your misuse of our Services, or your failure to comply with safety instructions.

 


 

9. WEBSITE USE & INTELLECTUAL PROPERTY

  • Content Ownership: All content on our website — including text, images, logos, graphics, and design — is the property of Robbins Pest or its licensors and is protected by copyright and trademark laws.
  • Permitted Use: You may use site content for personal, non-commercial purposes only, provided you retain all copyright notices. Unauthorized reproduction, distribution, modification, or commercial use is prohibited.
  • Website Disclaimer: Our website and its content are provided "as is" and "as available" without warranties of any kind. We do not guarantee that the website is free from errors, viruses, or other harmful components.

  • Rates: Message and data rates may apply depending on your carrier plan.
  • Opt-Out: You can opt out at any time by replying STOP. Once you opt out, you will no longer receive SMS messages unless you opt in again.

We may revise these Terms at any time. Updated versions will be posted on our website with a new "Last Updated" date. Your continued use of our Services after such changes constitutes your acceptance of the revised Terms.
